The establishment of a MUD will allow Lennar to secure approximately $150 million in bond funding to finance total costs of infrastructure within the Guajolote Ranch development – which will be repaid by those who purchase homes at Guajolote Ranch. It is highly likely that Lennar will abandon this project if they are not allowed to pass on the costs of infrastructure, including the waste water treatment plant.
If this MUD is not approved by the City, the applicant has the option of removing Guajolote Ranch from San Antonio’s ETJ and going to the Texas Commission for Environmental Quality (TCEQ) to seek approval for the MUD or to go to the State Legislature for approval in 2027.

We urge you to contact Mayor Jones and your City Council representative to ask them to deny approval of the Guajolote Ranch MUD because:
- A high density development at this location has the potential to pollute Edwards Aquifer water supplies.
- 14 State legislators have gone on the record to oppose this project.
- Approval of the MUD might rely on county resources for new schools, roads, and other infrastructure to support high density growth in this area.
- Creation of the MUD would saddle Guajolote Ranch homebuyers with property taxes double or triple those of the county or neighboring cities, negating the promise of affordable housing.

Meanwhile, GEAA and our allies opposing this project are still awaiting a decision on our motion for TCEQ to reconsider their approval of the Guajolote Ranch waste water permit. We expect a decision on this by December 22nd.
Stay tuned for more news, including when San Antonio’s City Council will ultimately vote on approval for the Guajolote Ranch MUD. Much gratitude to those of you who make your voices heard on this important issue.Annalisa Peace
